The process

Six steps from intake to your inbox.

The same sequence runs on every property. There is no admin button that short-circuits committee approval — the requirement is enforced in the database.

  1. 01

    Intake

    A property is brought to us by a seller, developer, or referral. The named analyst is assigned. No price tag, no listing — just a property in our pipeline.

  2. 02

    Due diligence

    The analyst walks the site, pulls documents from the issuing portals, traces the developer to ultimate beneficial owners, and scores the property on five dimensions.

  3. 03

    Investment thesis

    The analyst writes a thesis the buyer will eventually read — the buy argument, the risks, the comparables, the forecast. Every claim sources to evidence in the DD record.

  4. 04

    Committee review

    Three reviewers vote independently. For properties priced ₹2 Cr or above, at least one must be an external advisor with no employment relationship to the firm.

  5. 05

    Listing

    Approved properties go live with the full DD summary, score breakdown, and developer profile published. Conditional listings publish too, with mandatory risk flags surfaced.

  6. 06

    Handoff

    A relationship manager on the deal side, who has no role in scoring, takes over for buyer conversations. Our scoring team is structurally separated from deal closure.

The framework

Five dimensions. One score out of 100.

Each dimension carries a fixed weight. The composite score is the analyst's — never AI-generated. The math is recomputed on the server and validated by a database trigger so the number you read is the number that was stored.

    Title chain, encumbrance certificate, RERA registration, HMDA/DTCP approval, litigation history, encumbrances. Verified through the Telangana RERA and IGRS portals — never visual-only PDFs.

  2. Developer credibility

    Past project delivery, on-time track record, build quality, financial health, and legal history — traced to ultimate beneficial owners, not just the project SPV.

  3. Location & growth

    /25

    Infrastructure pipeline (metro, ORR, airport), employment hubs, social infrastructure, and a five-year growth thesis grounded in source-cited milestones.

  4. Pricing fairness

    Comparable sales from registered deed data — not seller-provided. ₹/sqft benchmark, negotiation room, and market timing.

  5. Liquidity & exit

    Rental yield, resale velocity, target buyer depth, and holding-cost analysis under realistic market scenarios.

75 to 100

Approved

Eligible to go live with the full thesis published. The default tier for properties we are proud to represent.

50 to 74

Conditional

Lists with mandatory risk flags surfaced on the property page. The buyer sees the same DD as an approved listing plus the specific reasons the score is lower.

Below 50

Not represented

Recorded internally for analyst learning. Never published, never marketed. Aggregate counts go to /selectivity quarterly.

Pre-launch properties

A built-in 10-point penalty.

Pre-launch listings carry execution risk that completed projects do not. We apply a fixed 10-point adjustment on the composite score. If a pre-launch property still clears 75, it is exceptional. We also cap pre-launch listings at 20% of live inventory so the catalogue does not skew speculative.

Verification standards

What “verified” actually means here.

Most agents accept seller-supplied PDFs as evidence. We do not. Every regulatory record is pulled live from the issuing portal at verification time, with a timestamped screenshot stored on file.

RERA

Verified directly on the Telangana RERA portal. We store a timestamped screenshot of the live page; a PDF copy alone does not clear DD for an apartment, villa, or commercial property.

Encumbrance certificate

Pulled from the IGRS portal in real time. Same evidence standard as RERA — portal screenshot, not seller scan.

Title opinion

For plots and farmland, a formal title opinion letter from an empanelled lawyer is mandatory before the property can leave evaluation. The lawyer’s name and Bar Council registration are on file.

Document retention

Every verified document is encrypted at rest, accessible only to the assigned analyst and the legal coordinator, and retained for seven years from upload.
