The thesis

Trust is the moat.

The real estate market in India does not lack inventory. It lacks signal. A buyer with ₹2 Cr or ₹20 Cr or a family balance sheet to deploy faces the same problem: how do you know which property is actually worth what it costs, and which agent is actually working for you?

We do not solve this with better photography or a slicker website. We solve it by doing the work — every property, every time — and showing you the evidence.

Software amplifies the human due-diligence work. It does not replace it. Our analysts are paid to be right, not to close. Our committee approves listings, not the founders. Our database enforces the boundaries that our marketing claims.

Non-negotiable principles

What we will not compromise on.

These are product principles, not preferences. Each one is enforced in the codebase — mostly at the database layer where the application cannot bypass it.

  1. No founder override

    Three-reviewer unanimous approval is enforced in the database itself. There is no admin button that lists a property without committee approval — not for a senior analyst, not for the founders.

  2. Selectivity is private

    Properties that fail our standards are recorded internally for analyst learning. We never publish individual rejection pages. We never publicly name or describe properties or developers we have chosen not to represent. The pattern is published quarterly; the specifics never are.

  3. AI never produces verdicts

    AI can draft DD notes, summarise documents, classify uploads, and flag inconsistencies. It cannot generate buyer-facing recommendations or investment verdicts. Every published thesis is signed by a named analyst with a typed attestation.

  4. Fee structure is transparent

    We earn from both sides of every transaction. Every listing page discloses both fees. The Chinese wall between scoring and deal closure is structural — not aspirational.

  5. No non-RERA listings

    Apartments, villas, and commercial properties without verified RERA registration cannot be saved to live status. The database enforces this; the application cannot bypass it.

  6. No plot or farmland without a title opinion

    For plots and farmland, a formal title opinion letter from an empanelled lawyer is mandatory before the property leaves our evaluation pipeline.

What we do

  • Walk every site, in person or with a camera for NRI buyers.
  • Verify every regulatory record on the issuing portal at the time of DD.
  • Trace developers to ultimate beneficial owners, not just the project SPV.
  • Score every property on five dimensions, then put it through three-reviewer committee.
  • Publish the score, the evidence, the thesis, and the analyst's name on every listing.
  • Maintain a structural separation between the team that scored a property and the team that closes the deal.

What we don't

  • Publish rejection pages or name properties we have declined.
  • Provide tax, legal, or repatriation advice — those go through our empanelled CA and law firms.
  • Generate AI-written investment verdicts shown to buyers.
  • Accept seller-supplied PDFs as final evidence for RERA or EC verification.
  • Pay the scoring team based on deal closure volume.
  • List a property the listing committee has not approved.

Where we are today

Hyderabad first. The rest later.

We chose to start in one city — the one we know best — and prove the model before expanding. Until we have closed enough transactions to validate the approach, we do not take properties from other markets.

Phase one is the foundation: the public site, the analyst back-office, and the due diligence workflow. Comparison tooling, dedicated document vaults, scheduling for NRI buyers, and integrated payments come once the foundation is proven. Mobile, maps, and multi-city follow that.
